Each service in brief
Loan signings and loan packages
For purchases, refinances and home equity loans, the lender or title company sends the documents and Karen brings them to you, guides you through each signature and returns the package as instructed. Questions about rates or terms go to your lender.
Powers of attorney
Durable, financial and health care powers of attorney let someone act for you. The person granting the power must sign in front of the notary, which is why home, hospital and assisted living visits are common for this service.
Wills and trusts
A Tennessee will is generally signed before two witnesses, and a notary is involved when the witnesses sign a self-proving affidavit. Trust documents and related estate papers often need an acknowledgment.
Deeds
Warranty deeds, quitclaim deeds and similar property transfers need the grantor’s signature acknowledged before a notary so the deed can be recorded.
Affidavits
Sworn written statements for courts, agencies, insurers and estates. The notary identifies you, administers an oath or affirmation, watches you sign and completes a jurat.
Oaths and affirmations
Some situations call for a spoken oath or affirmation on its own, without a longer affidavit. Tennessee treats an affirmation as an oath, so signers who prefer not to swear can affirm.
Acknowledgments
The most common notarial act: you confirm to the notary, with ID, that you signed a document willingly. Used for deeds, contracts, powers of attorney and many business papers.
Custody and visitation documents
Parenting agreements, visitation schedules and related consents that parents or guardians need signed and notarized.
Legal document preparation assistance
As a Legal Document Assistant, Karen can help prepare documents. She is not an attorney, so she cannot give legal advice or tell you which document you need.
Wedding officiant
Tennessee law allows notaries public to solemnize marriages. Karen officiates on request, for couples who already have a valid Tennessee marriage license.
Matching a life event to the right service
Most people do not search for a notarial act; they search for help with something that is happening in their lives. Here is where common situations usually lead:
- Buying, selling or refinancing a home: loan signing for the lender’s package, plus a deed if property is changing hands.
- A parent or spouse needs someone to handle money or medical decisions: power of attorney, often signed at home, in hospital or in assisted living.
- Planning an estate: will self-proving affidavit and trust documents.
- A court, school, insurer or agency wants a sworn statement: affidavit or oath.
- Separated parents formalizing arrangements: custody and visitation documents.
- A small, personal wedding: wedding officiant, once the couple has a Tennessee marriage license.
Which specific form you need is a question for the agency involved or a Tennessee attorney. Once you have the document, booking the notary is the easy part.
What every appointment has in common
- In-person signers. Every person signing must be physically present with the notary.
- Identification. Each signer shows a current, acceptable photo ID.
- Willing, aware signing. The notary must be satisfied each signer understands the document and is signing freely.
- Complete documents. Blanks are filled in before the visit; only signatures are left.
- No legal advice. The notary certifies the signing, not the content or the choice of document.
The guide to how a mobile notary works walks through a typical visit, and the preparation checklist helps you get everything ready.
